I decided to get into the profession of real estate in 2010 at a very rough time in our market. With determination, head held high I push myself to succeed. In that first year I was awarded rookie of the year and met many new clients that have become very dear friends. By my second year I decided to join up my partner and very dear friend Steve Roesch and we created The PDX Home Group. Together we grew in leaps and bounds closing 65 homes and being awarded Triple Gold Status and Ranking #4 in our Keller Williams Region. My work style is very comfortable for my clients whether you are a buyer or a seller. Same ol' story, but it's a good one: Portland residential real estate highlights

March Highlights:
Portland’s real estate activity continues to blossom. Both accepted offers and closed sales earned “Best March since 2007” honors. The 2,628 pending sales were 15.7% over the 2,272 entered in March 2012 and 23.4% higher than February’s 2,130 offers. Closed sales reached 1,935, which topped March 2012 sales of 1,694 by 14.2% and February 2013 sales of 1,376 by 40.6%. 

There were 3,002 new listings entered in March, which was 4.0% more than March last year and 22.4% more than February’s 2,453 listings. 

The increase in new listings was not enough to reverse the trend in active inventory, which crept down slightly to 6,207 listings. It would take only 3.2 months to exhaust the active inventory at the March rate of sales. This is lower than in any month since June 2006, when unsold inventory reached 2.6 months. 

Activity in First Quarter 2013 
The Portland Metro area real estate market is off to a good start in 2013. There were 6,466 accepted offers and 4,789 closed sales in first quarter 2013, both measures up 11.3% from 5,809 pending sales and 4,303 closed sales in the same period last year. The 7,963 new listings this year lag 1.3% from the 8,070 entered in first quarter 2012. 

Average and Median Sale Prices 
The average price in the first quarter this year was $290,300, up 15.3% from first quarter 2012, when the average was $251,700. In the same comparison, the median increased 16.6% from $212,000 last year to $247,100 in the first quarter of 2013.

Portland Home Prices On The Rise With Demand Remaining Larger Than Supply

February Highlights


Portland’s real estate activity remains solid. February’s closed sales were strong—at 1,376, closed sales represented the best February since 2008.

Pending sales increased this month by 11.8% from January 2013, to 2,130. This represents the best February since 2007, when there were 2,834 pending sales recorded.

There were also 2,453 new listings in February. This is virtually the same as January’s 2,438 listings, and only a 1.6% decrease from February 2012.

Inventory

Active inventory continues at historic lows—unsold inventory remains low at 4.5 months. Market time also remains low. At 116 days, February’s total market time is about the same as it was in January, at 114 days.


Average and Median Sale Prices 

The average sale price in February was $282,000, and the median sale price was $242,000. 

Prices are on the rise in Portland Metro. Comparing the average price of homes in the twelve months ending February 28th of this year ($278,600) with the average price of homes sold in the twelve months ending February 2012 ($263,300) shows an increase of 5.8%. In the same comparison, the median has increased 8.5% to $238,500 in the last twelve months from $219,900 in the preceding twelve months.

Portland's Real Estate Market, Calling All Sellers!

Prior Month's Highlights - What does January have in store?

The Portland real estate market ended a remarkable year with mixed results in December. Closed sales at 1,760 were higher than the previous December’s 1,612 by 9.2%, while pending sales were 4.1% under the 1,443 accepted offers in the same month of the prior year. New listings dried up, with only 1,286 entered, 24.4% under the 1,700 published in December 2011. The active inventory dropped to a new low of 6,352 homes on the market, resulting in the lowest inventory in months this year at 3.6. Both the median and average sale prices showed double digit improvement, with the median rising 14.5% December to December, and the average rising 11.3%.


Summary of 2012

There were 32,300 new listings, 24,010 accepted offers, and 23,438 closed sales in 2012. Compared to the same period last year, new listings are down by 5.2% from the 2011 listing count of 34,084. Pending sales are up 16.2% from 20,670 last year. Closed sales are up 19.1% from 19,682. Prices are higher. The average sale price in 2012 was $275,000, 4.4% higher than the average price of $263,300 in 2011, while the 2012 median sale price of $235,000 was 6.3% higher than the 2011 median of $221,000. Total market time dropped 21.5% from 143 days last year to 112 days in 2012. The average price increase and the improved number of sales has resulted in a healthy increase in the total dollar volume of sales, which rose to $6.45 billion in 2012 from $5.2 billion in 2011 and $5.3 billion in 2010.

It's no surprise that the market has seen it's ups and downs over the last few years, and although challenging, it has made us the team we are today. CONFIDENCE GAINED BY BUYERS AND SELLERS ALIKE

Recently, due to a steadily improving economy and housing market, we are seeing more buyers and sellers coming together and overcoming obstacles presented by the Portland market. First time home buyers and move-up buyers are feeling more confident about their decision to purchase. Home owners looking to sell and buy a larger home are have less fear, as they realizing that selling their existing home is now a realistic goal. In addition, Sellers have come to better understand that the major correction in the real estate market has brought prices to where they were about 10 years ago.

EFFECTS OF LOW HOUSING INVENTORY


It is good news for Portland home sellers that the inventory of available homes is down about 45% from 2 years ago. This has helped create a much favored market for sellers as prices begin to increase. The average sale price in 2012 for a Portland area home was $275,000 up from $263,000 one year prior. The total market time dropped 21.5% from 143 days last year to 112 days in 2012.

Prospective buyers are overcoming the shortage by arming themselves with a real estate agent sooner in the process in order to stay ahead of the game and avoid frustration of stale opportunities. Having an experienced, well-connected agent on your side is a surefire way to have an advantage in this Seller's market. There has also been an influx of buyers who are pre-qualified before they even begin their home search, knowing that it could be the deciding factor when it comes to getting, (or not getting) the home they want.

A Tale of Two Scopes


It is on the short list of items for prospective buyers to have inspected in addition to the general home inspection performed during the purchasing process. Think of it as a colonoscopy for a house, but should sewer scope results be given enough weight to become a deal breaker?  The biggest concern of all is the grey area surrounding the health of a sewer, and who should be responsible for the repair if something is “broken”. 

The technology for a sewer scope has been around for many years, and the cost to inspect has now come down to around $100, making it readily available.  As a result, more and more sales are requesting them, but here is the problem; if the home you are inspecting hasn’t sold in ten years, it is likely it has never had a sewer scope performed, and the owner has never had a problem with the sewer.  No one has looked into the sewer before until now and when the sewer tech puts his head 100 feet into the darkness of the septic trenches, will it be considered broken or will it be considered usable? After all, it has been function just fine for the family of 5, happily flushing and showering for the last 10 Thanksgiving Day family reunion feasts!

Case Study 2012:
The same home in West Portland Park is given a sewer scope by two different buyers, each with their own realtor and two different sellers within 6 months’ time.  The scope was also done by two different sewer tech companies.  Here is where the perception can change based on the two companies and how they approached the inspection. 

The first company is an environmental specialty service company.  Upon the inspection that took place in spring, they deem the sewer unfit and in the need of a $3,000 repair, of which they were happy to provide their services for the "necessary" repair. The buyer negotiates the $3,000 in credit from then seller and intended to call the company to fix the repair in the next year after moving in.  Within 6 months the buyer, turned homeowner is relocated for work, and is forced to sell the home not having completed this repair.

The second company is an inspection only company, and hired by the next buyer in the Fall of the same year. The inspector sees the "necessary" repair area, and gives the sewer a passing grade. 

The only history we have on the sewer is that it was fully functioning for two previous sellers, and two scopes; one pass and one fail.  Both realtors of the buyers and sellers were different, so there were no agendas that were the same.  The home was the same, and the timeframe similar. The following question arises: Should an inspector with a conflict of interest such as profiting from work to be performed, be given power to affect the sale of a home with a sewer scope? 

I see this time and time again.  Fail, fail, fail, flush, flush flush.  It might be good to know that a sewer is near the end of its life or that you may be responsible for a portion of the sewer that affects others on shared party lines.  There are many good reasons to have a scope done, but what we do with that knowledge, and considering the source of the information are the real issues we should focus on before hammering a seller, or killing a transaction that may otherwise have been the perfect home for a buyer. 

In this case study, the sales weren't damaged by the report findings, but it's a perfect scenario to show how the conflict of interest by the service company's inspection can sway the transaction today, in contrast to ten years ago. Adverse effects may or may not have happened for another 10 years, but it cost one seller $3,000 in this case, and who knows how many others perhaps unnecessarily.

You could fry an egg on Portland's real estate market


There has been quite a bit of buzz about Portland's residential real estate market heating up. I can tell you first hand that the amount of buyers we are representing compared to available homes has had quite an impact on the urgency required during the home buying process. 
Proof you say? The Portland metro area now ranks number 5 nationally for housing vacancy rates. Upon compiling an On Numbers analysis, the Portland Business Journal reported that out of the 930,446 homes in the Portland area, 872,423 are occupied, totaling nearly 94 percent. San Jose is the nations leader with  a 5% vacancy rate.

According to the Regional Multiple Listing Service, "new listing held steady at 2,414, less than one percent off the pace of this time last year and 1.5% under listing activity. The spike in sales and flat listing activity has created a new low in months of inventory this year. The 7,981 active residential listings would be exhausted in just 3.8 months at the current rate of sales."
If you are a homeowner looking to sell, now is a great time to determine your home's value and put your home on the market. 
If you are a home buyer, here are some surefire ways to prevent frustration:
  1. GET PRE-APPROVED! I cannot stress this enough. In today's climate you have to show that you have the ability to obtain financing before most sellers will even consider your offer.
  2. Don't hesitate to move quickly when you find a home you love. Recently, homes are receiving offers within just a couple of hours of entering the market...that is if they have the chance to hit the market.
  3. Your Realtor is the eyes and ears of the Portland real estate market. Make sure you are being represented by a full-time agent who has networking capabilities and a heightened sense of urgency. If you do not, you will find yourself missing out on the right opportunity. Treat this like it is one of the biggest moves a person can make - because it is!
